Summer cooling season is fast approaching, time to perform the necessary preventive maintenance to prepare for the upcoming months. Clean systems that run efficiently offer the best way to save energy dollars and reduce your carbon footprint.
One of the most basic but important PM tasks for the season is cleaning cooling and heating coils. Chilled water systems should be flushed and cleaned as well. Check and adjust programming on air handling unit economizers, which often don’t function properly and cannot take advantage of cool nighttime air for free cooling.
Plumbing and heating issues that occurred over the winter, such as frozen lines or insufficient heat, should be addressed now. If equipment is nearing the end of its life cycle, now is a great time to make necessary repairs or entertain replacing it.
