The owners of a 20,000 square-foot office building in Princeton, New Jersey, had long been frustrated by inordinately high utility bills, and they finally decided to do something about it. Like many businesses, they weren’t sure where to start, but with a bit of research they were pleased to discover New Jersey Clean Energy’s Direct Install (DI), a program designed to identify and implement cost-effective energy efficiency solutions while paying for up to 70% of retrofit costs.
Direct Install provides free energy assessments of lighting, HVAC, refrigeration, motors, natural gas, and variable frequency drives for small- to mid-sized commercial and industrial facilities with an annual electric demand of 200kW or less. Based on the results, participating contractors work with the client to replace inefficient and outdated systems and equipment with energy efficient alternatives. Facility owners only pay about 30% of total project costs and can expect a rapid return on investment through dramatically reduced energy bills. Most projects are completed within 90 days of scheduling an energy assessment.
Results of the DI energy survey conducted at the Princeton office building showed that two existing 5-ton rooftop package units and a 4-ton rooftop package unit were highly inefficient, and the building owner, a long-time client, selected PJM to do the replacement. The three new high-SEER package units feature two-stage heating and single-stage cooling, dual enthalpy economizers, two-stage high efficiency thermostats, and advanced digital controls. Existing AHU curbs were reused, further reducing job costs. PJM completed the fast-track project in just two days, including startup and commissioning, and the client reported an immediate reduction in the building’s electricity bill.
