Retro-Commissioning Improves Comfort and Efficiency

Building owners are always looking for ways to reduce energy costs, increase comfort, and improve indoor air quality, and there are many effective options to consider.

Retro-commissioning involves examining a facility or building as a whole to see how systems perform interactively, and making the necessary improvements required to perform to its design intent in the most efficient way possible. Most commercial, industrial and institutional buildings undergo changes over time – offices expand into warehouse areas, manufacturing floors are converted to lab space, additions are constructed, and spaces are renovated. Over time, breakdowns occur, equipment is patched and repaired, components are added, and deterioration inevitably occurs. All of these factors combine to affect system dynamics and hamper efficiency, and buildings gradually cease to perform as they should.

Retro-commissioning begins by partnering with a knowledgeable contractor to draft a custom plan specific to the facility. From there, existing documentation is reviewed and systems are monitored and tested. Air and water balancing, outdoor air quantity, the control system, sequence of operation, occupied and times, etc., are scrutinized, a host of repairs, changes and improvements are made, and results are verified. Energy savings averaging 10-15% can be expected after retro-commissioning. Comfort levels are improved, and equipment repairs and replacements are frequently averted.
